In-Season Home Watch Checklist (Summer / High-Use Periods)
Interior Checks:
- Verify all doors and windows are locked and secure
- Check that the alarm system is armed and functioning
- Inspect for signs of water leaks, moisture, or mold
- Check HVAC – ensure it’s running properly and set correctly
- Verify smoke detectors and CO detectors are working
- Check appliances for unusual noises or issues
- Look for pest activity
- Collect and organize mail and packages inside the home
- Check for any signs of unauthorized entry or disturbance
- Note any maintenance issues
- Take timestamped photos of any concerns
Exterior Checks:
- Walk the perimeter of the house
- Check doors, windows, and sliders for damage or forced entry
- Inspect roof, gutters, and downspouts (if accessible)
- Check for standing water or drainage issues
- Monitor landscaping and lawn condition
Off-Season Services
Off-Season Home Watch Checklist (Fall, Winter, and Early Spring)
Interior Checks:
- Verify all doors, windows, and sliders are locked and secure
- Confirm alarm system is armed
- Check HVAC settings (should be in “Away” or vacation mode)
- Monitor temperature and humidity levels to prevent freezing or mold
- Inspect for water leaks, moisture, or ice damage
- Check for pest activity (especially rodents)
- Flush toilets and run faucets to prevent freezing when needed
- Check appliances and water heater for issues
- Collect mail and packages
- Take timestamped photos of the interior
Exterior Checks:
- Walk the full perimeter of the property
- Check for snow accumulation on walkways, driveway, and roof
- Inspect gutters and downspouts for ice dams or clogs
- Look for signs of storm damage or fallen branches
- Check vehicles (if stored on property) for issues
- Monitor landscaping and note any winter damage
- Verify exterior lighting and security cameras are functioning
